Ashley Cottage is a B-listed, end-terrace traditional weaver’s cottage in the small, historic village of Carlops. The cottage retains much of its original charm and and benefits from a large, airy kitchen/dining extension. With 3/4 bedrooms, spacious living room, enclosed garden and a versatile outside office/studio, the cottage would be perfect for professionals, couples and families looking for a characterful home in a tranquil yet extremely well-connected location.

The front door opens into an entrance porch, perfect for coats and shoes, leading through to a hallway with built-in under-stair storage. To the right of the hall lies a spacious living room. Offering a wealth of floorspace for a choice of comfortable lounge furniture, with a handsome period fireplace as a warming focal point, this charming reception area is brightly-lit by dual-aspect windows (two with under-window storage) and features fantastic fitted book shelving and a display recess. Continuing along the hall, you reach an open-plan kitchen and dining room. Fitted to two walls are a wide selection of rustic, farmhouse-style cabinets, framed by ample workspace and eye-catching splashback tiling. Plenty of space is provided for freestanding and undercounter appliances, as well as a dining area and further lounge furniture, and a handy clothes pulley adds to the character of the room. The kitchen also affords garden access. The first of the cottage’s three bedrooms, a study/single bedroom, and a bathroom are also located on the ground floor. The well-proportioned master bedroom offers plenty of space for freestanding bedroom furniture and a study area and peacefully overlooks the garden. The modern, partially-tiled bathroom comprises a bathtub with a powerful overhead shower, a pedestal basin, and a WC.

On the first floor you will find the two remaining double bedrooms, accessed via a landing with fitted shelving. The sleeping areas both enjoy a tranquil garden outlook and incorporate built-in storage, and one has the additional benefit of a two-piece en-suite WC. The property is heated by an oil-fired heating system and is double-glazed throughout.

Outside the front of the cottage are lawned areas and flower beds, whilst to the rear you will find a good-sized, mature garden with patios and seating areas and established shrubbery and planting and raised beds. The rear garden also accommodates a versatile, insulated workroom with light and power, currently used as an artist's studio but suitable for any kind of home working. Private parking is provided by a single garage within a communal block close to the property.

Extras: All fitted floor coverings, selected window blinds, and all light fittings to be included in the sale.

Carlops, Scottish Borders
Nestled at the foot of the ruggedly beautiful Pentland Hills, the quaint former weavers’ village and conservation area of Carlops enjoys a tranquil rural location surrounded by beautiful open countryside, making it hard to believe you are just 15 miles (30 minutes’ commute) from the heart of Edinburgh. The North Esk river runs through the top of the village, creating the perfect backdrop for a leisurely stroll, cycle or run. The Pentland Hills Regional Park is just minutes away on foot and boasts over 100km of signposted routes, as well as activities such as horse riding, fishing, and orienteering. Carlops is home to The Allan Ramsay Hotel, established in 1792 and named after the celebrated Scots poet who spent much of his time in the area at nearby Newhall House. Surrounding hills are named after characters from his play The Gentle Shepherd. The hotel offers accommodation, a bar, pub food, and one of the last remaining “penny bars” in the UK: a bar top covered with one penny coins, some dating back to the time of Queen Victoria’s reign. At the heart of Carlops is the village hall which hosts a number of events throughout the year. The village boasts a strong sense of community and is a haven for artists, musicians, and writers, and also enjoys a beautiful church with a thriving congregation. Penicuik is just a short drive from the village and offers excellent amenities including a supermarket, independent retailers, banks, a doctor’s surgery, hairdressers, barbers, restaurants, and takeaways. Nursery and primary education is provided at nearby West Linton Primary School, with secondary schooling at Peebles High School. Carlops is an ideal base for commuters owing to the A702 passing through the village, connecting to Edinburgh City Bypass and the A1 and M8/M9 motorway networks.
