Boasting a tranquil location in Innerleithen, surrounded by rolling hills and picturesque countryside, this substantial detached bungalow enjoys three double bedrooms and multiple reception areas, plus delightful front and rear gardens, a detached single garage and a driveway. Having been a well-loved and maintained family home over the years, the property now offers excellent potential for modernisation and provides its new owners with an exciting opportunity to create a home to their own tastes and requirements.

Approached via a pathway through the garden, the front door opens into an L-shaped hall with handy built-in storage. On your right, you step into a living room enjoying a semi open-plan layout to the dining room. The south-facing living room allows plenty of space for lounge furniture layouts, all arranged around a living-flame fire. The adjoining dining room boasts lovely garden and hill views, and is conveniently connected to the kitchen. Also accessible from the hall, the kitchen incorporates space for a casual dining area and is fitted with a wide range of wood-styled wall and base cabinets. An electric oven, a hob, an extractor fan and a fridge are integrated, whilst an undercounter washing machine and a dishwasher are included. A built-in cupboard conceals handy pantry storage. Accessed from the kitchen, the conservatory provides another cosy seating area with lovely views of the garden and the surrounding hills.

The bungalow accommodates three double bedrooms, all enjoying tranquil leafy views and plenty of space for furniture. Finally, a four-piece family bathroom completes the accommodation on offer and comprises a bathtub with a shower attachment, a shower enclosure, a basin and a toilet. The property is heated by way of a gas central heating system and benefits from double-glazed windows.

Externally, the home is complemented by charming gardens to the front and rear. The front garden features a manicured lawn bordered by leafy shrubbery, whilst the rear garden comprises two well-kept lawned areas, a shed and a patio: all bordered by neat hedges, established trees and shrubbery. Private parking is provided by a tandem driveway leading to a detached single garage.
